In this session, we’ll share years of hard-won lessons learned on how position the base home vs model homes and integrate design/options sales process to maximize option sales. One strategy we’ll look at in developing good, better and best models to clearly and compelling show the benefits and quality of finish upgrades. This also involves showing the differences between good, better and best vs. the base home not by building a base model home but visualizing and walking through swatches of the material differences. It’s a way to bias buyer preferences to the upgrades. Another strategy we’ll look as it is how to add on to good, better and best upgrade packages with more deeply personalized feature sets and finishes in the design process. Big macro and planning issues here, that when planned and execute right truly payoff.
